Fire Rebuilds & New Construction

On a rebuild, the glass package decides more than you think

When a house goes back up, windows and doors aren’t a finishing detail — they’re structure, energy compliance, and fire-zone documentation in a single package. Decided early, they’re straightforward. Decided late, they’re the reason a project stalls at plan check or waits on a door package while everything else sits finished.

  • Fleetwood window & door packages spec’d during design — not after framing
  • Fire-zone (WUI) glazing and safety-glass documentation handled in the submittal, not argued at inspection
  • One licensed contractor for windows, railings, showers, and mirrors — one accountable call
  • Service after the sale: the dealer who installed it is the crew that comes back

Rebuild Planning

Five decisions that keep a Palisades rebuild on schedule

After 20 years in this trade, we can tell you exactly where rebuilds lose weeks — and it’s rarely the construction. It’s these five decisions, made late:

We publish what we’re seeing on Los Angeles rebuilds, Fleetwood service, and glass repair on the Versa Glass blog — plain-spoken field notes from Sam Q. and the crew.

How It Works

From first call to final walkthrough

01

Photos & Conversation

Send plans or photos and tell us where the project stands. We’ll flag the decisions that can’t wait and give you an itemized quote.

02

Measure & Coordination

We field-verify openings and coordinate directly with your architect and builder — submittals and product data included.

03

Fabrication

Door systems are built to order and glass is cut, tempered, and laminated to field templates. The schedule is confirmed in writing.

04

Install & Service

Our own licensed crews install, align, and walk the work with you — and we’re the dealer who services it years later.

Questions

Pacific Palisades glass work, answered straight

When should a glass contractor get involved in a fire rebuild?
Earlier than most people think — during design, before the plans are final. Window and door systems determine opening sizes, structural headers, and the energy documentation in your permit set. If the glass package gets decided after framing, every change costs time: re-drawn details, re-submitted paperwork, and long-lead products ordered late. Bring us in while your architect is still drawing and the glass package moves with the project instead of chasing it.
Do you work with our architect or builder?
Yes — that’s how most of our rebuild work runs. We coordinate directly with your architect and GC: field-verifying openings, supplying product data and submittals for the permit set, and scheduling fabrication and installation around the build sequence. One licensed contractor for windows, doors, railings, showers, and mirrors also means one accountable call when your builder needs an answer.
What fire-zone rules affect our windows and glass?
Pacific Palisades sits in a designated fire severity zone, so exterior glazing carries requirements many areas don’t have: tempered exterior panes and rated assemblies under the California Building Code’s wildland-urban interface provisions (Chapter 7A), safety glazing in hazardous locations like doors and pool enclosures, and Title 24 energy performance documented from the actual products specified. We spec the glass package to those requirements and supply the documentation, so it passes plan check and inspection the first time.
Our house survived the fire, but the doors and windows aren’t right. Can you help?
Yes. Heat and smoke damage often shows up as fogged or stressed insulated glass, warped seals, doors that no longer close true, and hardware that took more heat than it should have. We inspect the systems, replace failed glass units and seals, and service the doors — including Fleetwood systems we’re an authorized dealer for. Where a repair is the honest answer, that’s what we’ll quote; we don’t push replacements a house doesn’t need.
Do you service Fleetwood doors already installed in Pacific Palisades?
Yes. Versa Glass Co. is an Authorized Fleetwood Dealer, and service is half of what we do: pocket-door alignment, rollers, tracks, bottom seals, interlockers, and locksets, serviced to spec with the correct parts. We’re Fleetwood’s main servicing agent for the South Bay, and we cover Pacific Palisades and the Westside on the same basis — whether we installed the doors or not.
